Why Preparation Matters
Bed bugs are masters of hiding. They can squeeze into spaces thinner than a credit card — including mattress seams, baseboard gaps, electrical outlets, picture frames, and furniture joints. A professional treatment is designed to reach these hiding spots, but it can only work if the bugs can be exposed to the heat or insecticide.
Clutter, clothing on the floor, and items blocking baseboards all create barriers that protect bed bugs from treatment. In fact, failed bed bug treatments are most often caused by inadequate preparation, not by the treatment method itself.
Preparation for Heat Treatment
Heat treatment works by raising the temperature in the treated area to 50–60°C (120–140°F), which is lethal to bed bugs at all life stages. Because heat can damage certain items, preparation is essential:
DO Remove from the treatment area:
- Aerosol cans and pressurized items — these can explode in high heat
- Candles, wax melts, and incense — they’ll melt
- Medication and supplements — heat can degrade active ingredients
- Electronics — computers, TVs, gaming consoles, tablets. These can be damaged by high temperatures.
- Musical instruments — especially guitars, pianos, and woodwinds
- Artwork — oil paintings, framed prints, photographs
- Chocolate, wine, and perishable food — they’ll melt or spoil
- Pets and plants — both indoors
DO Keep in the treatment area:
- Mattresses and box springs — leave them bare or with breathable mattress encasements
- Sofa and upholstered furniture — heat penetrates fabric and kills bugs inside
- Clothing and linens — leave them in open drawers or spread on beds
- Hardcover books — heat penetrates the spine
- Plastic toys — most can withstand treatment temperatures
Preparation Checklist for Heat Treatment:
- Remove all items from floors (clutter on the floor blocks airflow)
- Pull furniture 6–12 inches away from walls
- Empty closets and drawers — leave everything on beds or open surfaces
- Remove curtains or pull them away from windows
- Take down artwork and wall hangings
- Strip beds completely — remove all sheets, blankets, pillowcases
- Place temperature-sensitive items (medications, electronics) in a safe, cool area outside the treatment zone
- Arrange for pets to be out of the home during treatment and for 2–4 hours afterward until temperatures normalize

Preparation for Chemical Treatment
Chemical treatment involves applying liquid or dust insecticides to baseboards, cracks, crevices, furniture joints, and other bed bug hiding spots. The preparation is different from heat treatment:
Preparation Checklist for Chemical Treatment:
- Wash and dry all bedding, clothing, and linens on the hottest setting — heat kills bed bugs and eggs. Dry clean items that can’t be washed.
- Move furniture away from walls to expose baseboards and edges for treatment
- Empty closets and drawers — place items in sealed plastic bags or on beds (not on the floor)
- Vacuum thoroughly — carpets, baseboards, mattress seams, upholstered furniture, and under beds. Dispose of the vacuum bag immediately in a sealed plastic bag outside.
- Declutter — remove boxes, papers, and items stored under beds. Clutter provides hiding spots that chemical treatments can’t reach.
- Do NOT use any DIY bug bombs or foggers — these scatter bed bugs deeper into walls and make professional treatment less effective.
- Do NOT wash or scrub treated areas after application — let the treatment dry and remain undisturbed.
What BC Tenants Should Know About Bed Bug Treatment
If you rent your home in British Columbia, you have rights and responsibilities when it comes to bed bug treatment:
- Landlords are responsible for pest control — under BC’s Residential Tenancy Act, landlords must maintain rental properties in a state of repair that complies with health, safety, and housing standards. This includes addressing pest infestations.
- Tenants must cooperate with treatment — you are required to prepare your unit as instructed and provide access for treatment. Failure to prepare or provide access can delay treatment and may be considered a breach of your tenancy agreement.
- Report bed bugs immediately — as soon as you suspect bed bugs, notify your landlord or property manager in writing. Early reporting leads to faster, less expensive treatment.
- You are not responsible for treatment costs — landlords in BC generally bear the cost of bed bug treatment. However, if the infestation is caused by tenant negligence (e.g., bringing infested furniture from a known source), the landlord may apply to the Residential Tenancy Branch for cost recovery.
- Consecutive treatment may require temporary relocation — in some cases, heat treatment or multiple chemical applications may make the unit uninhabitable for a short period. Discuss this with your landlord.
If you’re having trouble getting your landlord to address a bed bug problem, contact the Residential Tenancy Branch or your local tenancy advocacy organization for guidance.
After Treatment: What to Expect
- Continue normal cleaning but avoid harsh chemicals on treated surfaces for at least 2 weeks
- Monitor for signs of remaining bugs — check mattress seams, baseboards, and furniture joints weekly
- Install encasements — bed bug-proof mattress and box spring encasements trap any remaining bugs and prevent them from feeding
- Follow-up may be needed — some treatments require a second visit 14 days later to catch newly hatched eggs that survived the first treatment
- Notify your pest control provider if you see any signs of activity after treatment
Common Preparation Mistakes
- ❌ Using bug bombs or foggers before treatment
- ❌ Throwing away furniture unnecessarily (most infested furniture can be treated)
- ❌ Moving infested items into other rooms (spreads the infestation)
- ❌ Washing or cleaning treated surfaces too soon
- ❌ Not informing neighbours in multi-unit buildings
- ❌ Delaying treatment hoping the problem goes away (it won’t)
